The local Property Market since the original lockdown has been extremely good and now is not a time to let the second lockdown affect ongoing transactions or indeed new sales.

Obviously, an extremely important part of the whole process and something that does have a massive impact in the length of time taken to get to completion is the Conveyancing.

It is a fact that some Local Authorities will grind to a halt, or certainly there may be lengthy delays in getting Search Results back to Conveyancers because of the current situation, but that does not need to delay completions as we have a solution to every scenario.

At Northcott Beaton we have a specialist department who have been providing Insurance backed solutions to both House Purchases and Commercial Property Purchases and sales for over 20 years and support Estate Agents, Panel Managers, Search Companies and Solicitors both locally and nationally. We own our own Search Company PSSW so know the problems that are experienced in the Industry and gives us a unique perspective.

A selection of available products are detailed below;

  • No Search Insurance including a comprehensive amount of relevant data normally received via a search within 24 hours
  • No Search Insurance without data, available immediately
  • Search Delay Insurance, available immediately, which will allow you to proceed on any cases where the searches are stuck in the system

In addition to this we have also developed our Home Buyers Insurance to give protection for home buyers or sellers if their property transaction did unfortunately fall through. This works positively in two ways, firstly whilst there would be disappointment at least the client would not be hit with a double whammy of having to pay abortive costs as well, and secondly if the Insurance is purchased it gives the security to the conveyancer to move quickly to order Searches at the outset rather than later in the transaction which could shorten completion times dramatically.

Let’s all work together to keep the momentum going. For more information please contact us by e mail [email protected] or telephone 01392 426046.
